Located at Drakehouse, an established commercial location 5 miles to the Southeast of Sheffield city centre, this new development comprises 4 Class E, B2 and B8 Industrial Warehouse Units together with internal office and sanitary accommodation.

Prominently located adjacent to the Drakehouse & Crystal Peaks Retail Parks in Waterthorpe, Sheffield, the site is accessed from Drakehouse Crescent via the B6053, which in turn directly links to the A57. The A57 links to central Sheffield approximately 5 miles to the Northwest and Junction 31 of the M1, 3 miles to the East.

The development comprises a total of 16,400sqm of industrial warehouse area with an additional 1,218sqm of open plan office space at first floor.

All 4 units are enhanced with a curtain wall and portico design to the main entrances and include a platform lift to a central core. The scheme also benefits from the use of built-up cladding and composite cladding panels, fixed to secondary steel rails which are in turn fixed to the primary steel frame structure.

Photovoltaics are installed to areas of the roof on all units and energy generated will be utilised on site. 

Externally, the design proposals incorporate individual car parking areas adjacent to the offices and large service yards to all units. Level access doors providing warehouse access to units 1, 2 and 4, with dock leveller alongside level access doors to unit 3.

The development has been designed and constructed to a BREEAM 'very good’ rating.
