

An award-winning industrial regeneration unlocking development on complex former mining land.

Previously a redundant colliery site known as ‘Big K’, the land contained two deep mine shafts exceeding 850 metres and required extensive remediation before redevelopment could begin. Phase 1A has delivered 375,000 sq ft of logistics accommodation, forming the foundation of a larger industrial park.
C4 Projects provided Architectural Services, Project Management, Employer’s Agent and Cost Consultancy, working closely with key stakeholders.


Enabling works included mine shaft grouting and capping, ground gas mitigation, stabilisation measures, differential settlement analysis and large-scale earthworks. These interventions transformed unsafe, contaminated land into viable development plots capable of supporting long-term industrial use.
The project demonstrates how complex former mining sites can be successfully regenerated to deliver commercial value, employment opportunities and future development capacity through careful engineering and coordinated delivery.
