Bentley Lane comprises three industrial and logistic units with ancillary office accommodation, providing approximately 422,000 sq ft of high-quality commercial floorspace. Planning permission was secured, with the scheme designed to achieve BREEAM Excellent certification and Net Zero Carbon readiness.

C4 Projects are providing Architectural Services, Project Management, Employer’s Agent, Cost and Consultancy, offering an integrated service across this technically demanding site. Formerly landfill and later restored as recreational open space, the 10.9-hectare site requires extensive remediation and enabling works.

These include mine shaft grouting and capping, ground gas mitigation, stabilisation measures, differential settlement analysis and significant earthworks. Together, these interventions ensure long-term structural performance while enabling the delivery of modern industrial accommodation.
 

The project demonstrates how challenging brownfield land can be unlocked to support economic growth while meeting ambitious sustainability objectives.
