A careful conversion delivering new student homes through a context-led planning approach.

Morston House transforms a vacant former NHS office into contemporary student accommodation for a Manchester-based developer. An earlier proposal undertaken by a previous team, sought additional storeys but was refused due to concerns about impact on the skyline and nearby conservation areas.
The approved scheme adopts a more restrained response, retaining the building’s existing height while introducing a new residential use that supports Keele University’s expanding student population. This approach ensures the building is returned to productive use without compromising the character of its surroundings.


The redevelopment balances commercial viability with townscape sensitivity, responding directly to planning feedback and local context. By repurposing an underused structure rather than pursuing wholesale redevelopment, the scheme supports sustainable regeneration while providing much-needed accommodation within an established urban setting.
